A 32-acre site south of Leyland Green Road in Garswood is the subject of outline proposals for a residential development.
Working with JDA Architects, landowner Wain Estates has submitted plans for 320 homes to St Helens Council.
The site was released from the Green Belt during St Helens’ last local plan refresh and is notionally allocated for up to 291 homes. It is located north of Billinge Road and opposite Garswood United Football Club.
Wain Estates is proposing 29 more homes than the notional capacity set out in the 2022 local plan and is proposing 30% of the properties to be delivered on affordable tenures.
Some 10 acres of the plot would be retained as public open space.
The site immediately to the south has permission for 220 homes secured by Persimmon.
